Powerful Negotiating Tools:

Everyone should be happy.

The best deal is one where both parties are satisfied. So make it your goal from the beginning
to give in order to get. If you grind away at the other side until they are mad, they might throw
up obstacles in spite or find a reason to break the agreement.

Know exactly what you need.

You must have clear objectives. It is difficult to stay focused and convincing, if you are
not completely sure yourself.

Find the bottomline before you hit bottom.

Sometimes the other party will just be downright unreasonable. Be willing to walk away
at somepoint. The best negotiators are ones who have back-up plans and alternatives.
Don’t WANT this particular property so bad that you will agree to terms you don’t like.

Consider the other party’s needs.

Money isn’t everything when negotiating. Ask the sellers what would make their lives
more comfortable, then take that into consideration. Once you are aware of what they
want, you can offer these things in return for what you want.

Don’t get emotional.

Buying a home is a business transaction, complete with a contract. You never really know
what’s behind certain requests--something may look like greed or inconsideration,
but treat it as term of the agreement. Then decide if the property is worth the term.
